Q. How long after I purchase my land can I go see it or build on it?
A. As soon as you make your down payment you are welcome to visit your land. However you shouldn't make any improvements or build on your land until after you sign your contract which is typically within 3 business days of making your down payment.
Q. How long does it take to receive my contract on my newly purchased land?
A. It typically takes 3 business days to receive your contract. On occasion it can take a day or two longer to receive your contract, this is usually due to higher than normal volume of land sales. Don't worry though, once you make your down payment it will be removed from the website.
Q. What are the advantages of Owner Financing?
A. Low down payments, we only require $99 down and no documentation fees. We have fixed interest rates. We have easy monthly payment dates of the 1st and 15th of the month, as long as the first payment is within 30 days of the purchase. We don't do background checks or credit checks, nor do we report to any credit agencies. There are no penalties for prepayment. You have the ability to cancel your contract at anytime for any reason without any penalties. We do not have any sort of Balloon payment at anytime ~ A ballon payment is a repayment of the outstanding principal sum made at the end of a loan period.
Q. How do I apply for Owner Financing?
A. We are not a bank nor are we associated with one. We are, simply put, people just like you. We do not do any credit checks, nor is any kind of credit reporting involved in the process. Anyone and Everyone is approved. We do our best to work with you if something occurs in your life that may disrupt your ability to make payments. We are everyday people just like you, Life happens sometimes. Unlike a bank we get that and because of that we want to help you. We are here to work with you to help ensure that your land stays with you, not take it away at first sign of distress. If life does happen so severely that you can't maintain payments then we've got you covered there too. If you wish to forfeit your land at anytime, again you won't be penalized by taking a hit to your credit we simply release you of any responsibility and wish you better days ahead. We have worked really hard to make this process simple and easy. so that we can build a relationship with you, so that you can build the vacation get-a-way of your dreams. Q. What are the property restrictions?
A. The covenants are simple restrictions that have been put in place in order to keep things as tidy as possible for all parties, including your neighbors. To find out the covenants on any parcel of land head over to our page and give us a shout and we will get that to you in a hurry. We can provide those to you quick and easy.
Q. What is a Warranty Deed?
A. A warranty deed is a type of deed where the grantor (seller) guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee (buyer). For more information on Warranty Deeds visit the
Q. What is due diligence?
A. Due diligence is the research you, as the buyer, are urged to complete prior to entering into a contract. This includes questions to the county, or to Legacy Online Land, or by visiting the land in person. We strongly encourage you to feel satisfied about your knowledge of the property PRIOR to buying. Down payments are non-refundable.
Q. Is someone available to help me locate the property?
A. Most property is purchased in bulk from many different sources. We go to great lengths to provide accurate information in our postings regarding the location of the land; however, should you have any questions, please call us and we will assist in the best way possible.
Q. Should buyers personally inspect property before making a purchase?
A. Yes, we highly recommend every buyer inspect each property and perform all of their due diligence before entering into a contract.
Q. How can buyers find out more information about the lots they wish to purchase?
A. We always encourage buyers to call the county or state agency in which the property is located.
Q. What is the property zoned?
A. Most properties will allow zoned residential, however some more rural properties do not have any zoning at all. We strongly suggest to check with the county for zoning status.
Q. Are there time limitations to build?
A. Unless specified in our listing, there are no time limits in which an owner must build on the property.
Q. Are the mineral rights included with the property?
A. Generally speaking, no. Chances are the mineral rights are owned by the Government or the railroad entities.
Q. Is the property staked or surveyed?
A. Most of the properties have been surveyed in the past but probably do not still have the corners marked. Contact us for copies of surveys. We are happy to provide you with google mapping links to your pin locations.
Q. Are you the land owner?
A. No, all land is owned by Scott Wigginton. All monthly payments and the down payments are made to Classic Country Land. Legacy Online Land does not handle the contracts or payments. We do, however, Strive to provide you with everything you need to help you become a successful land owner.
